5 Resolutions Home Sellers Should Keep in 2021

As we embark on a new year, here are five resolutions every home seller should consider making…

1) Set the date

Do you know when you’d like to list? Selling a home can take more time and energy than you might expect. There are so many moving parts—and there’s no shortage of coordination involved. From decluttering and cleaning to getting in touch with a lawyer, home inspector, and moving company, you must leave sufficient time for it all. While your agent can help you figure out how long each step will take, you’ll need to take stock of your future commitments to set a realistic date.

2) Sort out your improvements

Are you planning to perform any repairs or do some strategic remodelling work before you list? If so, you’ll want to start by deciding which steps are worth taking. Some upgrades (like replacing worn-out siding or outdated kitchen cabinets) have the potential to add significant value to your property. Others likely won’t impact your bottom line. A qualified local agent can help you understand the effect of any changes you might make—and what they could mean for your pricing strategy.

3) Declutter thoroughly

It’s all too easy to underestimate the time and effort required to declutter a home. That means homes that are very similar to yours in terms of size, location, feature, and more. While the market may shift, it’s always helpful to get a sense of what you can expect!

5) Find the right agent

It may be the most important real estate resolution you make. No matter what you do, put in the effort to find the right agent! Working with a true professional—someone with a great selling track record who knows the local market—could help you achieve your goals. That’s where the interview process comes in. Do your homework online, narrow down your options, and set up a consultation with any agents who seem like they might be a good fit.
