How We Work

At our first meeting, we’ll talk about your goals, expectations and how you see the working relationship to ensure that we’re a good fit. We’ll develop your wish list of neighbourhoods, needs, and wants. We’ll take you through the process of how to buy a house. Together we’ll determine a budget and help you get a mortgage pre-approved. If necessary, we can introduce you to a mortgage specialist.

Next, we’ll tour the homes and neighbourhoods on the candidate list. As your guides, we’ll provide you with all the local colour: landmarks, where to buy groceries and where the best cup of coffee is. Using our buyer’s checklist, you can make a list of each home’s important features, overall condition and needed changes. From this analysis, we identify our target property.

Once we have a target property, we’ll generate a list of comparable properties and the buy-sell history of the home to determine its market value. This is where local market knowledge and negotiating skill take a front row seat. We’ll walk you through the terminology and details of the offer. Negotiating on your behalf, we will ensure a successful conclusion of the transaction.

When it’s time to close the deal, we can refer you to a lawyer to finalize the documents and closing. Your lawyer will ensure that all elements of the purchase are in place, and will oversee the logistics of closing. As always, we’ll be there to answer any of your questions.
